Today, Akridge and National Real Estate Development, along with Blue Coast Capital, Bridge Investment Group, National Real Estate Advisors, District of Columbia Mayor Muriel Bowser and Deputy Mayor for Planning and Economic Development Nina Albert celebrated the ribbon cutting for Phase I of The Stacks, a nearly seven-acre transformative waterfront neighborhood in the heart of Washington, D.C.’s Buzzard Point. The ribbon cutting marks the completion of the first phase of the development, featuring 1 million square feet of vibrant residential, retail and coworking space, along with community-centric green space. Completing the Southwest Waterfront, The Stacks sits in the heart of Buzzard Point at the convergence of the Potomac and Anacostia Rivers, all set against the scenic backdrop of Washington, D.C.'s breathtaking monuments.
“When we opened Audi Field in 2018, we knew the potential of Buzzard Point. And now, with The Stacks, we are seeing that vision come to life – more housing for DC residents, more opportunity for DC businesses, and new connections to our waterfront on both sides of the river,” said Mayor Muriel Bowser. “Our catalytic investments at Nationals Park and Audi Field have transformed this part of our city, and it didn’t happen by accident. We acquired and prepared the site for development, we invested in getting it ready, and with a great partner, we’re now delivering more than 1,100 new homes for DC residents, in a mixed-use neighborhood, just steps from the Anacostia River.”
The first phase of The Stacks offers over 22,000 square feet of public parks, open plazas and outdoor community gathering spaces along the waterfront. These inviting areas feature ample seating and host a variety of free events and activities for the community to enjoy. At the heart of the development, The Corso is a pedestrian-only cobblestone street that links residents and visitors to restaurants, retail, green spaces and plazas. V Street Park, a 15,000-square-foot green space, includes an urban play lawn, al fresco dining areas and extensive public seating.
This first phase of The Stacks delivers over 1,100 residences across three distinct residential buildings – Everly, The Byron and Colette, including D.C.’s largest coliving offering. Across all three buildings, residents enjoy access to over 90,000 square feet of shared amenities, including two rooftop pools, coworking and lounge areas, a game room with billiards, a pet spa, indoor and outdoor terraces with firepits and a multisports simulator, as well as panoramic waterfront views.
The Stacks is also home to 40,000 square feet of retail space, including FLEX Gym, Buzzard Point’s first community gym, which is now open with complimentary basic memberships for residents. Launch Workplaces is slated to open an 11,000-square-foot modern and professional coworking space at The Stacks later this year. Designed for entrepreneurs, remote workers and small businesses, the space will offer private offices, meeting rooms and collaborative areas.
