Completed in 2009, 700 Sixth Street was one of DC's first LEED Platinum Core and Shell (CS) Certified office buildings, and it remains the largest. It also features the largest green roof on a private sector building in the city, for which it received a grant from the Chesapeake Bay Foundation's Green Roof Incentive Program. The property's high standard of sustainability was achieved without compromising design, competitive budget, quality of space, or interior use options, and the alignment of these initiatives with the green policies of law firms, associations, and lobbying organizations was one of the factors that led to the building being 81 percent leased within five months of completion. This success in turn contributed to the asset’s overall desirability as an investment, and the property was acquired by USAA in June of 2011.

This trophy class project is located in downtown Washington, north of the Verizon Center and adjacent to Gallery Place. The building offers approximately 300,000 square feet of office space and ground floor retail on twelve stories with windows on all sides. In addition to the rooftop entertainment space, building amenities include a Client-only fitness center and below-grade parking.

700 Sixth Street was the final piece of a private-public initiative that began more than 15 years ago with the development of the Verizon Center anchoring a mixed-use entertainment district. That vision was advanced with Akridge's development of the adjacent Gallery Place, and completed with 700 Sixth on the same block, catalyzing the rejuvenation of DC's Chinatown and historic Penn Quarter. With this building, Akridge endeavored to fill a need for trophy-class office space in an emerging neighborhood while showcasing and advancing green and sustainable initiatives.
