700 Sixth Street, NW

Completed in 2009, 700 Sixth Street was one of DC's first LEED Platinum Core and Shell (CS) Certified office buildings, and it remains the largest to date. In 2014, it also earned LEED EB O&M Platinum certification. The property features the largest green roof on a private sector building in the city, for which it received a grant from the Chesapeake Bay Foundation's Green Roof Incentive Program. The property's high standard of sustainability was achieved without compromising design, competitive budget, quality of space, or interior use options, and the alignment of these initiatives with the green policies of law firms, associations, and lobbying organizations was one of the factors that led to the building being 81 percent leased within five months of completion. This success in turn contributed to the asset's overall desirability as an investment, and the property was acquired by USAA in June of 2011.

This trophy-class project is located in downtown Washington, north of the Verizon Center and adjacent to Gallery Place, and has been recognized as a "Walker's Paradise" by WalkScore.com. The building offers approximately 300,000 square feet of office space and ground floor retail on twelve stories with windows on all sides. In addition to the rooftop entertainment space, building amenities include a Client-only fitness center and below-grade parking.

700 Sixth Street has achieved the BOMA 360 Performance designation for meeting and exceeding best practices and operating to the highest standards of excellence. In 2015, AOBA awarded 700 Sixth Street The Outstanding Building of the Year for excellence in building management.
