700 Sixth Street

Completed in 2009, 700 Sixth Street was one of DC's first LEED Platinum Core and Shell (CS) Certified office buildings, and it remains the largest. It also features the largest green roof on a private sector building in the city, for which it received a grant from the Chesapeake Bay Foundation's Green Roof Incentive Program. The property's high standard of sustainability was achieved without compromising design, competitive budget, quality of space, or interior use options, and the alignment of these initiatives with the green policies of law firms, associations, and lobbying organizations was one of the factors that led to the building being 81 percent leased within five months of completion. This success in turn contributed to the asset’s overall desirability as an investment, and the property was acquired by USAA in June of 2011.

This trophy class project is located in downtown Washington, north of the Verizon Center and adjacent to Gallery Place. The building offers approximately 300,000 square feet of office space and ground floor retail on twelve stories with windows on all sides. In addition to the rooftop entertainment space, building amenities include a Client-only fitness center and below-grade parking.

Space is currently available for lease at 700 Sixth Street.

700 Sixth Street has achieved the BOMA 360 Performance designation for meeting and exceeding best practices and operating to the highest standards of excellence.

Keys to Success

Some features of 700 Sixth Street that embody Akridge's vision for the project include:

  • A design that complements its emerging neighborhood by blending contemporary and traditional architectural features
  • A location in a dense, urban, transit-friendly site, facilitating limited auto use and a reduced carbon footprint for building Clients
  • One of the largest green roofs in the city, providing a landscaped, permeable surface to effectively retain storm water and prevent damaging runoff to area waterways
  • Mechanical, lighting, HVAC, plumbing and window systems selected and engineered to conserve energy and water without negative impacts to Client comfort
  • Recycling or salvage of more than 90 percent of building and demolition debris from the site, as well as use of recycled and regionally-supplied materials in the new construction
Project Vision

700 Sixth Street was the final piece of a private-public initiative that began more than 15 years ago with the development of the Verizon Center anchoring a mixed-use entertainment district. That vision was advanced with Akridge's development of the adjacent Gallery Place, and completed with 700 Sixth on the same block, catalyzing the rejuvenation of DC's Chinatown and historic Penn Quarter. With this building, Akridge endeavored to fill a need for trophy-class office space in an emerging neighborhood while showcasing and advancing green and sustainable initiatives.

Project Accomplishment

700 Sixth Street was one of the first and largest buildings in Washington, DC, to earn LEED Platinum Certification for Core and Shell. Akridge achieved this goal without compromising the design quality, competitive budget, quality of space or interior use options. The building's many environmentally conscious features created an important market distinction among competitive buildings while adding less than half of a percent to the total project budget, and the building saves 21 percent in energy consumption over the industry standard. The alignment of the green initiatives undertaken at 700 Sixth with policies of forward-looking law firms, associations and lobbying firms is expected to provide a long-term competitive advantage where other factors are equal, and early lease prospects filled the building to 81 percent leased within five months of its completion.
